The west coast beaches with genuine residential beachfront are Bang Tao, Layan, Surin, Kamala and Nai Harn, and the number of legal, titled beachfront plots is counted in the tens per beach, not hundreds. Foreign buyers hold these through registered 30-year leasehold or a Thai limited company with proper legal structuring. Prices reflect scarcity: entry starts north of THB 25 million for a modest beachfront position and rises steeply for Layan and Surin addresses. Rental income is strong on weekly rates but seasonal, and management overhead is substantially higher than for condos.
