
Nai Harn
Arguably the south's best swimming beach, with a small, supply-capped property market in the green hills behind it.
Ask returning Phuket visitors to rank swimming beaches and Nai Harn is always near the top: a wide arc of white sand between headlands, a freshwater lagoon behind it, and - crucially for buyers - very little room to build anything new.
The land around the beach is held by the temple, the lagoon reserve and protected hillsides, so the property market is a scatter of small condo projects and villa pockets in the greenery rather than a wall of development. Supply genuinely cannot scale, which supports values but also means the market is thin: a handful of projects define the comparables, and quality varies between them more than the brochures suggest.
Our view: in Nai Harn you are underwriting a specific building, not an area trend. Check the operating record of the exact project - management, rental programme, construction age - because the beach will do its part; the question is whether the building does its.
