Maenam is the part of Samui we show to buyers who ask for 'the island as it used to be'. The long north-shore beach faces Koh Phangan across the strait, the town behind it still runs on its market street and Thursday walking night, and development stays low and scattered among the palm groves.
The market is villa-shaped: few condos get built here, and the deal flow is pool-villa estates and individual plots. That makes land diligence the whole game - title class, registered road access, utilities, and how a specific plot behaves after heavy rain. We check those before any conversation about price, because in Maenam two villas with identical specifications can sit on entirely different legal and practical foundations.
The honest trade-offs: half an hour to the airport and hospitals, modest dining outside the centre, and short-term rental demand that is shallower and more seasonal than Bophut or Chaweng. What you get in exchange is a lower entry point, a genuinely superior stretch of sand, and limited new supply. Maenam is bought with patience and held with conviction.
