Kamala
A compact bay between Patong and Bang Tao - 'Millionaire's Mile' headlands above, a walkable local town below.
Kamala is the rare Phuket beach address that is also a functioning town. Unlike resort strips that empty out when the season ends, the flat centre of Kamala keeps its markets, schools and small commerce running all year - which is exactly why long-stay tenants like it.
The investment story splits by elevation. On the southern headland - the stretch agents call Millionaire's Mile - sea-view villas and branded residences carry some of the island's strongest view premiums, and those premiums have historically held through cycles because the supply of true panoramic plots is fixed. Down in the town, condos trade on walkability and rental steadiness rather than spectacle.
What to verify: monsoon-season sea state affects beachfront rental expectations more here than in sheltered bays, and the difference between 'sea view' and 'sea glimpse' is worth a site visit, not a brochure photo. Kamala rewards buyers who go look - twice, once in high season and once in September.
At a glance
- Character
- A horseshoe bay with a real town in it: local markets and schools at sea level, headline sea-view estates on the southern headland.
- The beach
- Around two kilometres of sand, calm November-April, monsoon swell in low season; the beachfront road keeps a low-key, family pace.
- Who buys & rents
- Buyers split between sea-view condo investors on the slopes and end-users in town; tenants are long-stay Europeans and seasonal families.
- Infrastructure
- Everyday shops, clinics and schools inside the town itself; Patong's full amenity base is fifteen minutes over the hill.
- Our view
- The sea-view premium is real and durable on the headlands; in the flat centre you are buying a livable town with steadier, less spectacular returns.
